Decking Replacement

The process of removing and replacing damaged, rotted, or delaminated roof deck panels before installing new roofing materials.

When It's Needed

Roof decking is the plywood or OSB sheathing nailed to the rafters that shingles and underlayment attach to. It gets replaced when a tear-off exposes rot, delamination, soft spots, or daylight visible through the boards — usually caused by a long-undetected leak, ice dam backup, or attic ventilation problems that trapped moisture from below.

What It Costs in Ohio

Most reputable contractors price decking replacement per 4x8 sheet, separate from the base roofing bid, because the amount needed can't be known until the old roof is torn off. In Fairfield County, expect roughly $75–$110 per sheet installed (7/16" OSB, labor included) as of 2026. A typical 1,800–2,200 sq ft roof needs 0–6 sheets replaced; anything beyond that usually points to a chronic, longer-standing leak worth investigating further before re-roofing over it.

In practice: Get it in writing: a fair contract states a per-sheet replacement price up front and requires photos of any decking that's replaced — without that, "decking replacement" is an easy place for a change-order surprise to appear mid-job.
