What's Covered

Fire, theft, vandalism, storm damage (hail, wind), falling objects. Roof damage from hail and wind is typically covered, but there are limits based on roof age and coverage type (ACV vs. RCV).

What's NOT covered: normal wear and tear, poor maintenance, ice dams (depends on state), gradual deterioration.

Roof Damage Coverage

Most policies cover sudden storm damage. However, many carriers limit hail coverage on roofs over 20 years old. Some don't cover roofs over 25 years. Check your specific limits.

Real scenario: Your 18-year-old roof gets hail damage. Homeowners insurance covers it under ACV, paying $6,000 (after depreciation and deductible). If your roof was 26 years old, some policies wouldn't cover hail at all, only wind damage.
