What It Is
Xactimate is the pricing and estimating software used by the vast majority of property insurance companies (and most contractors who work insurance claims) to calculate the cost of repairs. It draws on a regularly updated database of labor and material prices specific to your local market — Ohio pricing differs from, say, Florida pricing — to generate a line-item estimate for everything from shingle removal to flashing replacement.
Supplemental Claims
Because Xactimate estimates are built line by line, it's common for an initial adjuster estimate to omit items a thorough roof inspection would catch — code-required upgrades, additional decking replacement, or flashing details. A contractor experienced with Xactimate can write a supplemental estimate documenting the missing items with photos and line codes matching the insurer's own system, which is usually far more effective at getting a claim revised than a general dispute letter.
