What Inspectors Check
Shingle condition (missing granules, cracks, curling), flashing around chimneys and vents, gutters and downspouts, roof age, signs of leaks, and structural damage.
A good inspector walks your roof and binoculars-inspects from the ground. They take photos and give you a written report.
When To Get One
After storms (hail, high wind). Before roof replacement (to establish baseline condition). If you notice water stains inside. If your roof is over 15 years old and you haven't had it checked.
Most roofing contractors offer free inspections as part of estimate process.
Value of Documentation
An inspection creates a baseline. When damage happens later, you can prove it was new damage, not pre-existing. This is critical for insurance claims.
